We often overshoot a property to make sure you will have everything for your marketing efforts. Pricing is based more on how long we will be at the property due to it’s size of total finished square footage than the final number of photos. We often deliver more photos than a particular package implies.

Standard High Resolution Photos:

Pricing is based on the total square footage to be photographed both finished and unfinished combined.  Miscalculations or misrepresentations of square footage to be photographed will automatically be charged at the proper square footage tier. Square footage should be based on actual measurements of the property and not tax records.

HDR High Resolution Photography:

The pricing may vary based on the interior and exterior of the property. For example: Properties with a pool or fancy back yard may have more outside photos than the average. The cost may change based on proper photographic coverage of the property. Please discuss this in advance to mitigate surprises.

Closets, garages, and unfinished or storage areas that are presentable will be photographed only if requested.

Add On Services:

$15 per photo for virtual staging 

$15 per photo to completely clear a room of everything in it. 

$5 per photo sunny day and yard touch up (average home 8-10 outside shots) 

$8 per photo day to dusk (average home 8-10 outside shots) 

$3 per photo for lawn replacement( (average home get about 8-10 outside shots) 

$9 per photo object removal 1-4 objects removed

Please keep in mind that the total number of add ons per order may increase delivery times slightly.

*Total Media Marketing Kit:
Our optional “Total Media Marketing Kit” provides you with our highly sought after Slide Show Tours, High Definition YouTube and Vimeo ‘slide-show’ videos, Social Media Teaser Videos, Flyers, Coming Soon, Open House times and dates, Just Sold, and many more assets! Many of these assets can be uploaded to your social media outlets with one click or automatically. The items from the Total Media Marketing Kit can be part of your permanent marketing assets that are always available for you to use in many different ways which leaves you in full control of your branding and when and how you choose to activate it.

Zillow 3D Tours:
We provide Zillow 3D tours that can provide buyers a more immersive walkthrough of the property. This tour will automatically be attached to your listing once it is activated in the MLS system. It will appear on both Zillow and Trulia and be promoted for 7 days over other listings that do not have a 3D tour. It’s a great way to inexpensively enhance and promote your listing at the same time.

Drones / Aerial Photos:
We have the equipment and are fully certified by the FAA. There are certain guidelines that have to be followed to be in full compliance with the FAA.  If you are wanting arial photos or video please give us a call to discuss your needs.

High Resolution Photos:
Every order comes with high resolution print quality images.  You can choose them after you get the photos from the shoot.  All this is covered in our email to you once the photos are completed. Be aware that we retain the master copyright to all of our images including high resolution images. The use of photos for purposes other than the direct marketing of the specific property photographed or part of the listing agent’s marketing efforts is strictly forbidden without written consent.

Extended Distance Fees:
If the property is out of our normal coverage area there will be an additional fee to go the extra distance to the property. Extended distance examples, Washington, Wright City, Pacific and Festus.  There are others however I’m not going to list them all here, please ask. This fee starts at $25.00** during peak shooting months the fee will be higher.

Cancellation / Reschedule Fees:
Cancellations and Reschedules made less than 24 hours before the scheduled shoot and have been confirmed with the property’s listed contact or Agent will be charged a $100.00 cancellation fee. Our schedule always has a waiting list. Having no way to fill the empty slot costs us time and money. Please do not tell us a property is ready if it isn’t. If you’re not sure please error on the side of murphy’s law.
